Coventry East is a 320-unit, multi-residential apartment community on the east side of Columbus, within minutes of easy freeway access to downtown. Its demographic profile and 60% occupancy rate were compromising the safety of the neighborhood. The opportunity was to redevelop the property through new management, marketing, and physical enhancements.

The property’s existing amenities were unlike anything in Columbus—racquetball, indoor and outdoor swimming pools, outdoor lighted tennis courts, an exercise facility, and storage building for trailers, boats, and motor vehicles. These amenities had not been maintained or updated for many years. All were revitalized and improved during the renovation. New kitchens, bathrooms, decks, patios, siding, lighting, landscaping, and parking were also added. The property was 100% occupied within nine months of the renovation and new management plan. Crime dropped by nearly 80% in one year after an effective neighborhood watch program was established with local police.
